229 W. 2nd St. Alburtis - $345,000

How much is this house worth?  How will you know?  This house is more expensive than the houses around it.  The houses nearby were built some time ago, some going back to the 1800’s and most built in the 50’s.  In the last 6 months there have been 3 single detached houses from that era sold at an average sale price of $222,600.  Why is that important? And, what does that have to with the 229 W. 2nd St.?  This house is new construction and is appraised differently. An appraiser, when considering the value of new construction, would consider only houses built within 3 years of the subject property.  That’s how the selling price of a newly construction house would be determined.  

Looking at the new-construction properties sold in the East Penn School District in the last year the average sale price was $364,235. Most of the newly constructed houses are in The Fields at Indian Creek 55+ community.  Condo communities are nice and convenient for a lot of consumers. If you have a family, if you like to garden or have a game touch football, wiffleball or to play in the yard with the kids and pets, a condo is not your style.

Many of the houses sold in the neighborhood are 60 to 70 years old.  Even if they passed the housing inspection (which I’m certain they did) there are things that will need some attention? Things like plumbing, electrical, roof, out of date baths and kitchens add to the price of ownership. Upkeep…Repair and replacement of parts of the house that have become functionally obsolescent.  A new house will not have these issues.

Consider what you get with this house.  It’s on a quarter-acre lot with access at the rear of the lot.  It is virtually maintenance free…you will have to mow the lawn and shovel the snow…however there is a lifetime warranty on the architectural shingles on the roof, the Simonton vinyl, double hung windows and the - Therma Tru Smooth Star exterior fiberglass doors.
